    Our concierge staff do NOT sit behind a desk reading a newspaper or there just to open doors and receive parcels. Nor do we employ ‘security staff’ with a concierge badge! Our concierge teams are of value to our customers, being an integral member of the property management team, experienced, trained and skilled to deal with tenancy, property and building management issues – 24/7.

    The combination of our “One-Stop-Shop” for building services enables residents to access the benefits of affordable domestic cleaning services for their homes, which also helps to maintain property for our investors clients.

  • Valet Services

    Continuing with the theme of “creating homes where people want to live and choose to stay”, we often provide a “Valet Service” where residents, through our concierge, can order food deliveries, dry cleaning collections, floral displays, taxis and vehicles hire, adding a little extra help for busy people trying to manage their modern day work / life balance.

    Gymnasiums are a popular feature of many apartment developments. Aside from managing the gymnasium operations with our partners, we encourage the participation of additional activities both in-house and off-site, such as; fitness, running & cycle clubs, Yoga classes, swimming lessons & training, beauty, massage and spa treatments.

  • Cycle & Car Parking

    We manage a number car parks and cycle stores within developments. We often extend our services to sourcing parking spaces and solutions for residents, especially for residents at developments where on-site parking is not available.

  • Resident’s Community & Entertainment

    Resident engagement is important in achieving a sustainable community and neighbourhood. We encourage social resident groups, often help to arrange social gatherings and entertainment in communal gardens, spaces and reception areas, We also support and manage social media communications amongst residents.

  • Communal Cleaning

    Communal area cleaning and management is carried on short but frequent rotas often resulting in daily visits, ensuring all buildings and areas are always maintained and presented to the highest of standards. The daily performance of cleaning contractors is persistently managed by on-site concierge and caretakers.

  • Contractor Management

    Our facilities team operate a works order system for routine contracts through to unique one-off repairs. From the moment a job is automated, ordered or reported, our systems track the progress through to completion. The history of all works completed are maintained on specialist systems and reported back to each client or management company.

  • Specialist Contractors

    Industry regulated, insured sub-contractors are used for the maintenance and servicing of specialist equipment and health & safety management, including; lift servicing, fire alarms, sprinkler systems, water management, electrical safety, security, HSE, Fire and other key risk assessments.

  • 24/7 Emergency Response

    To protect the building and homes within all developments, we provide a 24-hour emergency service available seven-days-a-week, 52 weeks of the year. Key coverage in security, criminal activity, fire, water leaks, loss of heating or power.

  • Financial Management

    We have experience in setting, delivering and managing cost effective and accurate residential service charge accounts for leaseholders. Online service charge accounts and transparent RMC accounts are available to each leaseholder through their personal account.

  • Service Charge Setting

    Most developments we manage are owned by individual investors, landlords or a PRS fund managers. We propose and set services charges at levels that reflect real costs and appropriate sinking fund provisions, helping to avoid the well-known consequences of under-or-over payments.

  • Service Charge Collection

    As with tenancy rent collections, we have a zero-tolerant approach to service charge arrears. When managing a budget, where every penny is spoken for, it is essential all service charge payments are paid when due. Our years of income collection experience and automated software management systems greatly assist our operational success and legal performance in service charge collection.
