Our PRS History
The origins of our business began in 2003, managing buy-to-let investment property in Manchester’s emerging city centre market for remote, individual high-net-worth investors, many who lived overseas. In contrast to local landlords, our support service was often more intensive, carrying out duties beyond that typical of a letting and management agent. As such, reporting frameworks were devised and provided to clients so they could understand how their property investment portfolio was performing on a monthly and annual basis.
Prior to 2003, during the 1990s, our director Stephen Bowden, gained considerable experience from previous employment engaged in the tender, bid, delivery and management of numerous PFI based key worker accommodation schemes for NHS trusts. Similar to PRS Fund Management, the complete operations included; tenancy and building management, financial budgeting and monthly boardroom reporting against penalty based Key Performance Indicators (KPI’s).
In 2008, having had previous sector experience, we successfully demonstrated our proven ability to provide PRS management services and won our first PRS contract for an overseas private equity fund. Since then we have worked for major organizations such as; West Properties, RCMC, JPMorgan and LHI. In addition to well-known brands, we provide PRS management services to private landlords with portfolios within entire or part developments.
Whilst PRS Fund Management is relatively new to Manchester’s housing market, O’Connor Bowden, having drawn on historic experiences, has been providing PRS management for some years now.
Notwithstanding the above experience and proven property management and reporting frameworks being in place, the key successes to any ‘Landlord’ owned development is NO VOID PERIODS and NO RENT ARREARS. Our client PRS services are always enriched and complemented by our established property management portfolio and of course year-on-year active knowledge of the professional and corporate lettings and sales markets. Our proven activity in the lettings market, especially Manchester’s rather unique city living market, will ensure high-performing property management with minimal costs and void periods for any PRS scheme.
