Tenant Fees

From the 1st June 2019, Letting Agents are no longer able to charge an Administration Fee to a proposed applicant.
Whilst a charge is not made to you the Applicant(s), you are still required to be referenced in order to commence a Tenancy
Agreement with O’Connor Bowden Property Management (Manchester) Limited.
The Lettings Administrator dealing with the application will send a link in order for you to be referenced.
We regret that should not be able to provide suitable reference from Let Alliance, we are not able to proceed with your application.
HOLDING DEPOSIT
The Holding Deposit holds the property for one week. Should you fail to provide suitable referencing at the expiry of this period the
Landlord or the Agent will retain the Holding Deposit if the tenant fails a right to rent check, withdraws from the application process
or if the Landlord and Agent take all reasonable steps to enter the tenancy but the Tenant does not.
On providing suitable referencing from Let Alliance, we will approve your application to let a property with O’Connor Bowden
Property Management (Manchester) Limited. You will be required to immediately pay a further 4 weeks deposit, which will be
secured as a Tenancy Deposit; the Tenancy Deposit will be registered and protected within 30 days of the Tenancy commencement
date.
The Applicant understands that any occupation dates are provisional and remain so until the actual date the Tenancy Agreement has
been signed. Applicants should not make any moving arrangements until such time the Property Administrator, confirms the move-in
date. Confirmation of a move-in date is subject to all relevant documentation being sent, completed and returned to our offices 48
hours prior to the move-in date. The first month’s rental needs to be paid 24hrs prior to the confirmed move-in date and so accounts
can confirm safe receipt and allocate to the rental account
